OverDrive Expansion

OverDrive continues to lead the industry in electronic library media. As they lead the charge, their growth has been dramatic and continuous. They reached out to Premier Development to help quickly solve their needs for additional office personnel, parking and conference space. Premier created a building addition of 40,000 SF consisting of two floors that was seamless in appearance and interior flow. Additionally, the purchase of a few adjacent properties was gained with one parcel housing a building that was demolished to create space for overflow parking during the construction process as well as serve for future parking needs. Facilities within the existing structure of cafeterias and large meeting spaces were then centralized in order to hold on-hand discussion with up to as many as 600 employees at a time.

REQUIREMENTS:

  • In order to support their needs and necessary growth, OverDrive needed to add 40,000 SF to its current corporate headquarters while the existing 95,000 SF of the facility remained functional and operational. The new second-floor office mezzanine addition was to be designed to be seamlessly connected to the existing second floor office area.

OBJECTIVES / CHALLENGES:

  • In order to overcome the related difficulties with remaining operational throughout construction was the current employee parking situation. Premier needed to relocate the employee parking that was being taken over for the building expansion site before the foundation work could begin.
  • After 30 days of an accelerated schedule and creative on-site coordination, the building was fully enclosed. Albeit not fastest enough for the changing environment in Cleveland, the ground quickly began to freeze.

RESULTS:

  • Premier worked with OverDrive to purchase two vacant commercial buildings across the street that would become the future employee parking lots. Premier also brought in temporary heat for a short period of time in order to pour the elevated slab for the first-floor expansion area and begin the build-out for OverDrive to keep this project on schedule. The result was a seamless space you could access from old to new without even knowing that there were years of difference between phase I and phase II. These finishes were scheduled and performed with negligible interruption to the OverDrive employees that remained in the original space. Premier is thrilled to watch the success of OverDrive through the years and are proud of the strong relationship that has been built.
