OBJECTIVES / CHALLENGES:

  • The economic complexities as with all construction in the initial stages of a multi-tenant speculative facility, was the need to secure the financing that is required and necessary. The negotiations and partnership that Premier has formed with The City of Hudson was critical and helpful in overcoming some of the complexities that naturally arise.
  • Within the business park property are numerous nature preserves and wetland areas whose preservation needed to be taken into consideration throughout construction. Portions of natural vegetation were maintained as much as possible in keeping the number of trees eliminated very limited. 

RESULTS:

  • With the building 100% leased prior to the completion of construction, this was a great experiment in determining the level of demand in this area for this type of facility. The City of Hudson is strengthened by this development and is still in need of more industrial speculative facilities.
  • With nearly 250+ jobs created during this development, payroll in excess of $10 million and a Fortune 500 tenant, the city is pleased with the quality of companies that are locating in Hudson Crossing Business Park and the job growth they represent after the fairly dormant period in the park’s history.
