In only 76 days, Premier Development Partners converted a 50 year old building to a modern, sophisticated LEED Gold certified office/manufacturing distribution center. Complete with a new R-25 TPO roof, windows, training center, mezzanine, elevator, fitness center, clean room, water cistern system, electrical distribution, and 19 roof top HVAC units.

REQUIREMENTS:

  • SKF USA, a world leading bearings and seals manufacturer was looking to combine its two Northeast Ohio facilities into one location and required its new facility to be geographically central to the existing facilities.

OBJECTIVES / CHALLENGES:

  • While the facility provided the basic envelope needed for SKF, significant investment was  required in creating a facility suitable for their business activities. The original facility provided both office and manufacturing spaces that required extensive demolition, reconstruction, and renovation for use by SKF that dated back to 1967.

RESULTS:

  • In only 76 days, Premier Development Partners converted a 50 year old building into a modern, LEED Gold-Certified office / manufacturing distribution center. In essence, the entire interior construction was demolished in order to implement a new interior plan specific for the needs of SKF and the renovation developed an organization and work flow to these spaces to facilitate efficient operations in the facility.
  • By incorporating standard building methods and environmentally sensitive strategies in innovative ways with an emphasis on building materials of high recycled content and regional availability, SKF was provided with a cost effective solution to their facility needs that will serve them for years to come.
