REQUIREMENTS:
Premier was given the task to convert a 55,000 SF existing distribution center into a modernized cold storage facility which would allow for future expansion.
OBJECTIVES / CHALLENGES:
The client requested to maximize the racking height with higher ceilings which as a result, would not allow the typical cooler panel lid system to be installed. The higher ceiling created penetration challenges with the potential for humidity from the exterior leaking in through the roof.
In order to properly seal the interior, Premier recommended installing insulated metal panels to the design which would create an exterior envelope to the existing precast building. Upgrading to a R-52 roof also solved the humidity challenges that were posed and assisted in creating the proper sealing of the interior to reduce long-term issues, thus ensuring all R-values were properly met.
RESULTS:
Premier met various goals for this local food distribution company including remaining close to their current facility, while accommodating their plan for future growth for the next decade and beyond.
The purchasing and converting of this existing building vs. building a new facility helped save the client more than 25% in both construction time and cost, exceeding their expectations in a short eight month time frame.
